Don't be conned by your home inspector. As with any profession there are good ones and bad ones. The largest investment you may ever make should not rest in the hands of an inspector wanting only a fast dollar and not holding the client's best interest as the top priority.
Reputable inspectors should have comparable pricing for your inspection. Beware of the inspector with a discounted rate!! For example, an inspector who offers discount rates often spends no more than 30 or 45 minutes inspecting your home. An average C.H.I. inspection time is 2 to 3 hours. A home cannot be thoroughly inspected in 30 minutes!! The inspector arriving at your home without a ladder in their truck has no intention of doing a proper inspection of your roof or anything else. Before spending your hard-earned money on a home, shouldn’t you get a quality inspection?
C.H.I. also recommends that you do not fall prey to home warranty scams. Testimony from those purchasing home warranty who later have a claim usually report that the warranty is unsatisfactory. Why? Many warranty programs have large deductibles or other small print making any component in need of repair a "wear item" – thereby NOT covering the bulk of repairs. If you hire a reputable inspector, then you are aware of the condition of your home, its components, and its systems. There is no need for additional money spent on a home warranty.
